The Servicing of a Mortgage
You’ve found a mortgage loan that suits your investing goals, risk tolerance and other criteria, now what?
Once a mortgage loan closes, we work to keep it operating smoothly for the duration of its term. Our strength is in communication with you and the borrower. In addition to communication, our service includes such things as:
- Initial and ongoing contact with the borrower regarding such things as their payments amounts, how to contact us, and what to expect throughout the term of the mortgage.
- Collecting payments from borrowers either by cheque or pre-authorized withdrawals in accordance to the mortgage commitment and terms.
- Depositing payments into investor's accounts by electronic funds transfer (EFT). This is done promptly after funds are confirmed to have cleared.
- Recording and reporting for any returned payments and following up with the borrower for demand payments to bring the loan into good standing. This would also include NSF fees due and informing the borrower of the consequences of not following through with their loan payment obligations as per the mortgage commitment.
- Preparing and sending out mortgage statements, discharge statements, and/or other requested documents in accordance with the loan.
- Maintaining and keeping record of the borrower, guarantor (if applicable), and emergency contact.
- Regular reporting and communication with our investors to ensure they are in the loop on how the loan is performing.
- Assisting with facilitating enforcement of any mortgage loan that is in default. We will attempt to contact the borrower for arrangements suitable to our investors; however if this is not an option, we will consult with our investor on next steps, such as power of sale/foreclosure proceedings, obtaining judgement for losses against the borrowers/guarantors, etc.
